Focus Estate Management is a Washington State LLC, registered with the Washington Secretary of State. Our founder is a licensed Washington State Managing Broker who has been acquiring interests in real estate since 2002 — spanning residential properties in Arizona, Iowa, and Washington. That multi-state, multi-decade experience in real estate investment informs every offer we make.

While we hold a managing broker license, we act exclusively as principals in our transactions. That means we are the buyer — we are not acting as your agent or representative. There is no licensee-client relationship. This distinction matters because it means there are no agent commissions, no representation agreements, and no conflicts of interest. Is Focus Estate Management a real estate brokerage?

No. While our principal holds a Washington State Managing Broker license, Focus Estate Management operates as a private real estate investment company. We buy properties as principals — we are the buyer, not an agent or intermediary. There is no licensee-client relationship in our transactions.

Do I need a real estate agent to sell to you?

No. Because we are the direct buyer, there is no need for agent representation on either side. This eliminates the typical 5-6% in agent commissions. If you have a listing agreement with an agent, let us know and we can work with them.

How is this different from listing my home on the MLS?

When you list on the MLS, you’re hoping a buyer makes an offer. That process involves repairs, staging, showings, inspections, appraisals, and typically 30-90+ days. When you sell to us, we make you a direct offer based on current market data, and we can close on your timeline — sometimes in under a week. We also offer creative options (lease-option, subject-to, seller financing) that aren’t available through traditional listings.
